When Are Air Conditioning Inspections Required?

Any air conditioning system with an effective rated output of more than 12kW must be inspected every five years. The first inspection should take place before the system reaches its fifth year of operation, with subsequent inspections scheduled at five-year intervals or sooner if necessary. This regular schedule ensures the system continues to operate efficiently over its lifetime.

The Air Conditioning Inspection Process

An air conditioning inspection is an on-site visual evaluation carried out by an energy assessor. It involves a detailed examination of the system’s components and controls, aiming to improve energy efficiency and reduce overall energy consumption, operating expenses, and carbon emissions.

During the inspection, the Air Conditioning Inspector (ACI) will focus on:

  • Refrigeration equipment and associated heat exchange systems

  • Air movement systems

  • System controls

  • Documentation, typically submitted before the assessment

  • Maintenance records

After completing the assessment, the system owner will receive an air conditioning inspection report. This report provides details on the system’s current efficiency, recommendations for enhancements, and actions to improve performance. It also includes guidance on reducing usage and, where applicable, suggestions for replacing older or oversized systems with more energy-efficient options.

The time required for an inspection depends on the property’s size and the system’s complexity.

What is TM44?

TM44 is the industry-standard guidance for assessing air conditioning system efficiency in compliance with the Energy Performance of Buildings Directive (EPBD). Often referred to as a TM44 inspection, this process ensures that air conditioning systems meet regulatory requirements and operate effectively. Energy assessors use TM44 as a benchmark to evaluate performance and suggest improvements.


By keeping up with these inspections, property owners can ensure their air conditioning systems are operating efficiently, remain compliant with legal obligations, and contribute to a more sustainable environment.
